The concept
This office building of a tax consultancy and a law office was built as a freestanding complex right next door to the project Ohio 8. This made it possible to create an overarching concept for both buildings and to design a uniform exterior that lends an element of spaciousness to the overall appearance. The spatial plan for 2,600 square meters was discussed with the subsequent users in advance and tailored to their needs. The A001GROUP also carried out all service phases, from design through project planning and implementation to planning the furniture. As both an investor and landlord, the A001GROUP assumes all facility management and other administrative duties. The building has been rented for the long term. Along with the customer lobby and meeting rooms, offices of different sizes, each with two workspaces, have been built on three floors. The fourth floor was designed as a generously proportioned open-plan office space with roof terraces and leased to another tenant.
The design
In keeping with the neighbouring building, concrete with integrated concrete core activation and floor-to-ceiling windows form the major architectural design elements. Two blocks of different heights and widths made of light exposed concrete penetrate through the middle and create the form of a cross in the floor plan. The fully enclosed narrow sides protrude and together with the cantilevered roof form a bordering frame. Because of the large number of folders and files, the A001GROUP worked with a specialized provider to develop removable partition systems with integrated cabinets and shelves with quality light-grey surfaces and floor-to-ceiling glass panels and glass doors. Special noise-absorbing partitions with perforated surfaces were installed in the meeting and conference rooms. The light-flooded office floor on the top level offers an open floor plan that can be configured individually according to the wishes of the user. A continuous row of windows along both length sides of the building offer a spectacular view over the tops of the trees of the nearby forest.

The Location
